What are the room tariffs at Sinnis Home Stay?
The Executive Hill View Suite is ₹5,000 per room per night and the Executive Suite is ₹4,000 per room per night, for two adults, with breakfast included. We have 4 rooms in each category — 8 in all. Extra guests, lunch and dinner, sightseeing and transport are quoted separately.
Is breakfast included in the tariff?
Yes — every stay at Sinnis is bed and breakfast. A home-cooked morning meal is part of your room tariff, served fresh each day; there is nothing to add on and nothing to remember to book. Lunch and dinner can be arranged on request.
Do you offer seasonal discounts?
Yes — seasonal offers are provided on select dates. Off-peak weeks, longer stays and multi-room or group bookings carry special pricing. Send us your dates and our reservations desk will quote the best rate available for them.
What types of rooms do you have?
Two categories. The Executive Hill View Suite is our largest — a king bed plus a separate lounge with its own television and dining area, and panoramic windows over the tea slopes. The Executive Suite is the classic Sinnis room: king bed, writing desk and reading corner. Both share the same finish, marble bathroom, 24-hour hot water and high-speed Wi-Fi.

What are the check-in and check-out times?
Your stay is a full 24 hours from the moment you check in — there is no fixed check-out hour. Arrive at 6 PM and you check out at 6 PM the next day, so you never lose half a day to an early morning departure. Tell us your likely arrival time when you book.
Where exactly is Sinnis Home Stay located?
We are in Kattabettu, Nadduhatti, The Nilgiris, Tamil Nadu 643214 — a central base for exploring Ooty, Coonoor and Kotagiri, with pleasant weather year-round.
Is parking available?
Yes — secure, complimentary on-site car parking is available for all guests.
What is the cancellation policy?
Bookings can be cancelled up to 48 hours before check-in for a full refund. Cancellations inside 48 hours are handled case by case by our reservations desk.
Can you arrange sightseeing and local experiences?
Yes. We arrange sightseeing tours with pickup and drop-off, visits to lesser-known spots beyond the usual tourist trail, guided bird watching, hill treks and bonfire evenings.
