Terms of Service

These terms govern bookings and stays at Sinnis Home Stay, Kattabettu, Nadduhatti, The Nilgiris, Tamil Nadu 643214, operated by Sinnis Group.

Bookings

  • All bookings are confirmed personally by our team by phone or email — we do not take automated reservations.
  • Booking enquiries: infohomestay@sinnis.in or +91 94438 57771.

Your stay is a full 24 hours

  • A stay runs for a full 24 hours from the time you check in. If you check in at 6:00 PM, check-out is 6:00 PM the following day.
  • There is no fixed check-out hour, so an early-morning arrival does not cost you half a day.
  • Please tell us your likely arrival time when you book, so your room is ready and the 24 hours are recorded correctly.
  • Staying beyond your 24 hours is subject to availability and may be charged as an additional night.

Tariff and payment

  • Published tariff is per room, per night, for two adults, and includes breakfast: Executive Hill View Suite ₹5,000 and Executive Suite ₹4,000.
  • Every stay is bed and breakfast. A home-cooked morning meal is part of the tariff for each registered guest; it is not charged separately and no refund applies if it is not taken.
  • Extra guests, lunch and dinner, sightseeing and transport are arranged on request and quoted separately.
  • Seasonal offers are provided on select dates; the applicable rate is confirmed by our reservations desk at the time of booking.
  • An advance confirms the room and the balance is settled at check-out. Invoice, GST and billing queries: acchomestay@sinnis.in.

Cancellation

Bookings may be cancelled up to 48 hours before check-in for a full refund. Cancellations inside 48 hours are handled case by case by our reservations desk and may be charged.

During your stay

  • Guests are responsible for their personal belongings; secure parking is provided free of charge.
  • Guests are expected to treat the property and its surroundings with care. Damage beyond normal wear may be charged.
  • Outdoor experiences (trekking, bird watching, tours, bonfires) are arranged in good faith and undertaken at guests’ own risk; we will always prioritise your safety.
